- identification and showing of properties that meet the client's stated requirements. (We are here to understand our clients' needs and do our very best to meet them!)
- a market analysis of any property for which the client is prepared to make an offer to ensure that the client doesn't give away hard-earned money by offering more than a property is actually worth.
- assistance with written disclosures regarding the condition of the client's chosen property, lead-based paint, and square footage, as prescribed by law.
- preparation of all offers for the client, review of all counteroffers with the client, etc. to assist in reaching a purchase agreement.
- management of the transaction through closing, e.g., handling paperwork, monitoring and informing the client of the satisfaction of contingencies and conditions, etc. during the closing process.
In addition to providing the above services for our percentage-based buyer clients (i.e., for a low percentage of the sales price of a property, payable at closing by our buyer client only in the infrequent case when it is not covered by the seller), we also make any/all of the above services available for reasonable hourly rates when a client prefers that payment method.
