Entitle Realty Full-Service Package for Sellers...
Our pay-as-you-go listing clients and percentage-based listing clients receive full service at extremely low prices! The services that we provide for these clients are:
  • a market analysis (i.e., identification of comparables for the client's property and a resulting suggested asking price) to help ensure that the client doesn't leave money on the table via an asking price that is too low nor hinder a sale via a price that is too high.
  • installation of a large Entitle Realty for-sale sign, along with a brochure box and custom flyers (with color pictures), to generate calls from potential buyers.
  • a showing service to answer calls, to arrange for associated showings of the property, and to request feedback from showing agents, then providing the client with feedback that is received.
  • assistance with written disclosures to prospective buyers regarding the condition of the property, lead-based paint, and square footage, as prescribed by law.
  • review of all purchase offers with the client, and assistance with a resulting purchase contract throughout the closing process, e.g., handling paperwork, monitoring the state of contingencies, etc.

For clients who offer a commission to a buyer's broker/agent (often 2.8% of the actual sales price, payable at closing), we also:
  • promote the client's property to other real estate brokers/agents in the area.
  • enter the property listing (with color pictures) into both of our local Multiple Listing Systems (MLSs) and the associated feedthrough sites, ColoProperty.com and REColorado.com.
  • enter the property as a showcase listing on the Realtor.com site and its numerous feedthrough sites like Move.com, AOL, MSN, Netscape, Excite, iWon, etc.

Other services that we often provide for our pay-as-you-go and percentage-based listing clients include:
  • sending custom just-listed postcards for the property to people who might have interest in it or who might know of others with interest.
  • advertising the property in the local Real Estate Books and in the local newspapers (the Denver Post, the Boulder Daily Camera, and so on).

Our percentage-based listing clients typically pay 5% or less at closing, but we actually only handle percentage-based listings on rare occasions because most serious sellers are much more attracted to our other full-service model - with our pay-as-you-go model, our listing clients receive full service for as low as $749 total! How are we able to offer such great rates for full-service listings? Well, studies indicate that 5% of real estate agents hold 95% of the listings; this is because those of us who focus on listing properties pay significant money to effectively service and market those listings, e.g., via high-quality flyers, showcase status on Realtor.com, advertising campaigns, etc. The typical agent, who handles only one or two listings each year instead of ten to twenty at any given time, is simply not setup to serve a seller's needs as effectively.
