Our online pricing for pay-as-you-go listing services is just $749 per month. (Internet pricing for this service is available only for properties in our main geographical zone, which consists of the following Colorado cities: Arvada, Boulder, Broomfield, Eldorado Springs, Erie, Federal Heights, Gunbarrel, Lafayette, Longmont, Louisville, Marshall, Niwot, Northglenn, Superior, and Westminster. Consider the numbers. If your listing agent charges 6% to take your listing, your agent offers 2.8% of that to the buyer's agent, and your property sells for $350,000, then your agent pockets $11,200 of your money (after giving another $9800 of it to the buyer's agent)! With a pay-as-you-go listing, you still get a full-service package, and you personally offer and pay a commission to the buyer's agent if you so choose, but, given the numbers above, you avoid paying $11,200 at closing - with our $749-per-month pay-as-you-go pricetag, you could have a pay-as-you-go listing for well over a year and still save a money!
What else do you need to know?
For your information before ordering, here are some further details about how our pay-as-you-go listing services are handled.
- Colorado real estate agents are required by law to provide clients with a disclosure to explain the different possible brokerage relationships before beginning any listing work. For this reason, the first page of the referenced disclosure must be dated and then reviewed and signed by all owners of the property to be listed, with a copy of the signed disclosure provided to us before we can legally begin any work (other than a market analysis) for a pay-as-you-go listing.
- For each of our pay-as-you-go listing clients, we serve in a transaction broker capacity solely for the purpose of performing the services specified in our full-service package. In short, we prepare a market analysis (along with a suggested asking price) and send that via email to the property owner within two business days of an order. We also contact the client by telephone to arrange for an appointment to collect the brokerage-relationship disclosure mentioned above, to prepare seller disclosures for the property, to install a sign, to take pictures and any room measurements, etc. so that we can enter the property into our local MLSs quickly.
- We use PayPal subscriptions to handle the recurring monthly payments for our listing services, i.e., PayPal automatically bills and makes payments on the same day each month for the next month of service. Additionally, since PayPal subscriptions can be ended at any time via associated PayPal accounts, our pay-as-you-go listing services are cancellable at any time. (If a subscription is cancelled via PayPal, we are automatically notified by email to withdraw the associated MLS listings, remove our sign, etc. at the end of the current month of service.)
